Thunder Bay has once again been recognized as one of Canada’s most affordable communities for homeownership, ranking third nationally in Royal LePage’s 2026 Most Affordable Canadian Cities report. The ranking highlights communities where housing costs remain attainable relative to local incomes, reinforcing Thunder Bay’s position as a leading destination for families, professionals, and investors seeking value and quality of life.
The recognition comes as housing affordability continues to be a major concern for Canadians. A recent Royal LePage survey found that 50 per cent of residents in Toronto, Montreal, and Vancouver would consider relocating to a more affordable city if remote work or employment opportunities allowed, with lower housing costs and quality of life cited as key motivators.
“Thunder Bay continues to offer something that is increasingly difficult to find in Canada — the opportunity to build a life, purchase a home, and enjoy an exceptional quality of life without sacrificing affordability,” said Jamie Taylor, CEO of the Thunder Bay Community Economic Development Commission (CEDC). “This national recognition reinforces what we already know: Thunder Bay is a city where people can invest in their future, grow their careers, and enjoy the benefits of a vibrant community surrounded by unparalleled natural beauty.”
Thunder Bay’s strong affordability position, combined with growing economic opportunities, access to outdoor recreation, and a high quality of life, continues to attract new residents, entrepreneurs, and businesses from across Canada.
